Upset and judicial tax sales held Monday at Warren County?Courthouse
Monday was sale day at the Warren County Courthouse.
Both the upset sale and judicial sale were held on Monday afternoon.
Of the 67 properties brought to judicial sale, 40 sold.
Tax Claim Director Phil Gilbert said prior to the sale that properties purchased at judicial were being sold free and clear of all mortgages and liens.
The two most notable properties to sell were the former Brick House bar on Liberty Street, which sold for $4,821.58, as well as the former gas station located at 1103 Pennsylvania Avenue West formerly owned by MKP Enterprises, which sold for $10,000.
The minimum bid at judicial sale is the costs incurred by the Tax Claim Bureau in preparing the property for the sale.
Brought to the sale with a minimum bid of $4,265.16, the property at 6295 Jackson Run Road sold for $41,000, the highest amount spent on a parcel at the sale.
The Sugar Grove borough property at 215 Main Street sold for $15,400 after an opening bid price of $2,274.36 while the property at 1201 Madison Avenue in the City of Warren sold for $20,000 after an initial bid price of $2,139.50.
The extra money above and beyond the bid price would be assigned first to any delinquent taxes and then, if remaining, to any liens on the property.
Properties not sold at the judicial sale will move into the county’s repository.
At that stage, anyone looking to purchase a property is required to submit a minimum bid of $250 to Tax Claim. The bid will require the approval of the county, school district and local municipality.
Sixty-six parcels were presented at tax sale with 23 selling.
Upset sale is technically the first step in the process.
The minimum bid price was the cumulative total of taxes owed as well as any liens and unpaid utility bills. Properties purchased at this stage do not come free and clear of mortgages.
The former Unimart on Warren’s east side next to the Peppermill sold for the bid price of $44,461.82.
The property at 202 Pennsylvania Avenue East — currently in the City of Warren’s blighted property process — sold for $14,862.64. The Horton House at 504 Market Street was brought to the sale but no bids were offered.
Two parcels — 11.64 acres owned by Robert C. Dynka and 235 Weiler Road — both sold for over $20,000.
Staff from the City of Warren Codes Department were on hand and announced the properties located in the city that have active property maintenance issues prior to the sale.
