Board approves request for physical therapy office

The county’s Zoning Hearing Board has taken action that paves the way for a physical therapy office to open in Conewango Township.

The proposal before the board on Wednesday was a request for special exception for a medical clinic in a business zoning district — 40 Hatch Run Road.

“I am hoping to open a franchise of Drayer Physical Therapy,” Tessa Sager told the board. “I will be the only physical therapist” until caseloads increase and require additional staff.

She said the proposed hours are 7 a.m. to 7 p.m. and that she expects to serve roughly 10-15 patients per day.

Deputy Planning Director Michael Lyon said that special exceptions are permitted uses solely with the additional layer of review by the board.

He said the proposed location has plenty of parking.

“I see no issues with it from a zoning aspect,” he added.

The special exception was approved unanimously.

The board had approved a similar request for a Warren Commons location back in January 2022 that ultimately did not come to fruition.

“This is actually an extension of that,” Lyon said, explaining that the property owner negotiated with Warren General Hospital as part of the lease for the walk-in clinic that there not be any other medical clinics at the Commons.
