Lowe’s appeals property tax assessment for 2017

Lowe’s has filed for a new assessment.

The retail home improvement giant would like to see a reduction of assessment and corresponding drop in property taxes at 2625 Market St., Conewango Township.

In the filing to the Warren County Court of Common Pleas, attorneys Blakely and Blakely said “uncontradicted evidence” was presented to the Warren County Board of Assessment Appeals at an Oct. 10 meeting, that showed the property’s market value was $4,420,000. The assessed value on that amount, after converting for the common level ratio, would be $1,463,576.

On Nov. 3, the board declined the company’s request for assessment relief.

The company then appealed.

The assessed value on file at the county for 2017 was $2,635,515, according to online documents available through the county website. The company believes it is “overassessed” and “overtaxed.”

The filing characterizes the current assessment as “capricious and arbitrary” and “unjust and inequitable.”

According to Warren County Chief Assessor Karen Beardsley, the appeal has been forwarded to the assessment attorney, Michael Musone of Knox, McLaughlin, Gornall, and Sennett.

Lowe’s filed an appraisal relative to the case, Beardsley said, with a value that is even lower.

In it, the company claims a value of about $1.5 million.

The assessed value on a property with a market value of $1.5 million is about $496,500.

If the company prevails at those numbers, the county and Conewango Township stand to lose thousands in property taxes.

Beardsley estimated reduced revenues of $42,000 for the county and about $13,000 for the township if that happens.
