The former Kmart building at the Warren Mall is currently owned by Cocca Development.

Three national retailers are expected to open locations at the former Kmart property at the Warren Mall, with construction anticipated to begin in early 2027.

Bealls, Five Below and Marshalls have finalized leases for space at the former Kmart location, according to Kelly Cocca, director of operations for Cocca Development.

Cocca confirmed that leases have been finalized for all three tenants. The development team is currently working on architectural drawings that will be submitted for review and permitting.

Construction is anticipated to begin in early 2027, with the project expected to be completed and the stores opening during the third or fourth quarter of 2027, Cocca said.

Since the closure of Kmart in 2014, the property has remained vacant.

Bealls is a department store retailer offering clothing, footwear, accessories and home merchandise. Marshalls is an off-price retailer known for clothing, footwear, home goods and other merchandise, while Five Below specializes in discount merchandise, including toys, games, technology accessories and other products.

Although leases have been finalized, the project remains in the planning and permitting stages. According to Cocca, architectural drawings and necessary approvals are the next steps before construction can begin.

If the anticipated timeline holds, the three retailers could begin welcoming customers to the Warren Mall property in the second half of 2027.
