Planning Commission grants right-of-way width waiver

The Warren County Planning Commission signed off on a right of way width waiver and recommended a subdivision be approved in Youngsville during Wednesday’s meeting.

The right of way waiver was granted for the property at 1674 Hemlock Road. in Glade Twp.

County Planner Dan Glotz said that the owner would like to subdivide a parcel that has a garage while potentially selling the remainder of the lot that has a home on it.

He told the commission that the county’s regulations require a 30-foot width for the right of way but said the requested waiver was for a 20-foot width.

The owner, Dean Huya, told the commission that a full 30-foot width would “crunch” on a water well, shrubbery and drainage ditch.

Glotz said the request is based on “things on the ground or in the ground.”

The commission subsequently approved the waiver unanimously.

A unanimous recommendation was also made regarding the Devore subdivision in Youngsville.

Glotz explained that the Commission wasn’t taking action on the subdivision but offering a recommendation to the Youngsville Borough Council, who will ultimately make the determination.

Glotz outlined the various parcel changes and said the subdivision would not result in a landlocked parcel and would permit municipal water and sewer to the lots.
