Sheffield property enters county’s blight process
A Tan St. property in Sheffield has now entered Warren County’s blighted property process.
The residence at 15-1/2 Tan Street was presented to the Warren County Blighted Property Review Committee during a brief Thursday meeting.
BPRC Chairman Paul Pascuzzi said that this is the 51st property brought into the county’s blight program, overall, and is owned by John Whipple and Jessica Camp.
Pascuzzi said that the Sheffield Township supervisors declared the property blighted on May 1 and gave the owners 30 days to “remedy or remove” the blight conditions.
He told the committee that the property is abandoned, part of an upcoming judicial sale and “in falling down condition.”
The grass needs mowed and, Pascuzzi added, “the owner does not respond to letters. They (Sheffield supervisors) declared this to be a nuisance. Not only is it a blighted property, it is also a nuisance property. They’ve identified it because of its physical condition.”
The township also reported the structure as an attractive nuisance to children, potentially vermin infested, a potential fire hazard and noted that utilities have been disconnected.
“They also identified it as an abandoned property in a built-up neighborhood,” Pascuzzi said. “It’s in the middle of the community.”
The township, he added, “sent (the owners) registered letters, which were returned true to form. They just ignore them and send them back. They’ve been given 30 days. They didn’t attempt to do anything. We’re not sure how long this has been vacant. (It’s) been vacant at least two or three years.”
“It’s not in good shape,” Committee member and Commissioner Jeff Eggleston said.
“It doesn’t look that bad,” Committee member and Pleasant Township Supervisor John Phillips said.
“It could be rehabbed,” Pascuzzi said. “But if it has been vacant for over three years, bad things happen to empty houses. We know that.”
He added that it is the committee’s practice to invite the owner to their next meeting and that was the committee’s action on Thursday.
