BUT, if property onwers were permitted to develop property without regulation, it could be a frack waste site right next door to you. That,or a solid waste transfer station, or a lard rendering plant, or a waste to energy plant, or a homeless camp, or a dog food factory and you wouldn't have any recourse.

It's too bad you can't do anything on your own property without govt approval whether its building a business, a front porch or even an outdoor wood stove. This proposed business will bring revenue to the area. Let them have it, it's not like its a frack waste water treatment plant.

environmental testing - mandatory, just hire an environmental engineer flooding and runoff - also can be engineered, just pay for it

possible introduction of a retail store to the area - is this not a GOOD thing?
